TYPE – 1000A All the 52 plots of 1200 square feet size have been booked by paying the Booking Amount. This shows the faith of our esteemed customers. The Land has been converted from Agriculture to Non Agriculture. However only 42 Plots has been cleared DURING THE Conversion stage by the Karwar Development Authority. Hence the under mentioned 42 plots are ready for registration. These plots have been allotted on the principle that at least two plots are available for all the customers and balance 04 plots have been allotted to customers who had first booked the 04 plots. The delay has caused us lot of hardship and financial loss due to reduction in number of plots from 52 to 42. However the prices have been kept as per our original promise. The Lok Sabha Election is scheduled on 23 Apr 09. Hence all the customers are requested to register their plots from 01 May 09 to 30 May 09 positively. We are very happy to intimate that, the plots have already appreciated in value DESPITE Global Recession due to very high Demand and no plot of the same size is available with in 500 meters from the main Gate of Naval Base Karwar for less than 2.5 Lakhs. All the customers are requested to intimate the Civil Works requirement (Boundary, construction of house or rooms, etc) in advance so that the company can work out the requirement with Civil Engineers for specific needs of individuals. In addition, the prices will come down substantially with combined execution of work. For the benefit of the customers, it is intimated that there is a lot of demand for small Rooms with attached Kitchen and Bathroom. Construction of these rooms will benefit the people as presently no infrastructure is available and people are commuting long distances. These each small rooms will fetch rent from Rs 2000 to Rs 3000. The company can collect and deposit the rent of all tenants for the benefit of the customers at a nominal charge. The cost of building 10 rooms is approximately 10 to 15 Lakhs depending on the choice of material and SBI Loan is available at minimum interest. The model room from the company is in the final stage of construction. The same may be inspected and decision taken by the customers.
Advantages: Location of the plots is 500 meters from the main Gate of Naval Base Karwar. SBI Bank, INCS, ECHS, HOSPITAL, KV are within 600 meters from the site. The place is very close to the base and on the National Highway, hence it is ideally located for residential (Post Retirement) and renting accommodation.
Total cost of the plot (1200 square feet): Rs 140000.00 (Rupees One Lakh and forty thousand only) Excluding Registration Charges. The Booking amount has been paid by all the customers. |
